POSITION SUMMARY:
The Maintenance Supervisor is responsible for the general appearance and maintenance of the physical property and for ensuring its efficient operation on a day-to-day basis. The Maintenance Supervisor will supervise two or more Maintenance Technicians and other site personnel as assigned. He/she will perform all the duties of the Lead Maintenance Technician. He/she must maintain a good working relationship with all other staff members, maintain a good rapport with current and prospective residents as well as contract and outside vendors. This position reports to the Property Manager on a regular basis.
ESSENTIAL FUNCTIONS:
1. Perform all essential functions of Lead Maintenance Technician.
2. Responsible for maintaining entire property in an attractive, comfortable condition.
3. Train, direct, motivate and assist staff in all types of maintenance on a daily basis.
4. Supervise and assist in completing vacant unit turnovers.
5. Maintain proper inventory levels and order maintenance supplies with Property Manager’s approval.
6. Be part of an on-call rotation to handle residents’ maintenance emergencies and property emergencies. Must carry a form of communication and be able to be contacted at home or elsewhere. Must respond in emergencies.
7. Obtain bids for work and/ or services.
8. Be able to work evenings, overtime, weekends and holidays as needed. (rare)
10. Service appliances as needed.
11. Service general plumbing and basic electrical needs of the property to include replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.
12. Re-key locks, as needed.
13. Maintain inventory of tools, equipment and supplies.
14. Perform corrective maintenance and satisfy residents’ maintenance needs while following Fine Associates procedures.
15. Observe general condition of property and report any unusual circumstances to the Property Manager.
16. Make regular inspection of grounds, buildings, plumbing, electrical fixtures, appliances and major equipment.
17. Be familiar with and train staff on the location of power, water and gas turnoff valves, clean-out traps, fire extinguishers and fire hydrants on the property.
18. Comply with all policies and procedures as outlined in the Fine Associates Policy and Procedure Manual.
19. Participate in an on-going property improvement plan and preventive maintenance program.
20. Other duties as assigned by manager.
SUPERVISORY RESPONSIBILITIES
The Maintenance Supervisor is responsible for supervising the maintenance and janitorial staff.
1. Schedule all work regarding vacant unit turnover.
2. Adhere to company policy regarding key control.
3. Adhere to OSHA safety standards applicable to the safe performance of the job.
4. Implement and supervise training programs for the use of safety equipment and MSDS (Material Safety Data Sheets) safety binder.
5. Supervise completion and/or complete all work orders within 24 hours.
6. Insure Preventive Maintenance program/log is being followed and recorded.
7. Provide training and support to staff.
QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.)

Full-time maintenance experience, minimum of 3-5 years progressively responsible supervisory experience on a site.
CPO(Certified Pool Operator) or AFO (Aquatic Facility Operator) desired
High school diploma required, and CRMT (Certified Residential Maintenance Technician) preferred.
Universal Freon Recovery Certification preferred.
Valid driver’s license, ability to drive and insurance required.
Above-average ability to communicate in English clearly with the others orally and in writing.
General knowledge of all building codes and laws applicable to the community (I.e., freon recovery, electrical, plumbing, swimming pools, etc.).
Advanced knowledge of: electrical systems, plumbing systems, appliance repairs, carpet/lino repairs, swimming pool cleaning and upkeep, painting procedures, basic carpentry, HVAC certification or knowledge a plus.
Ability to use hand and power tools.
Ability to effectively present information in one-on-one and group situations to customers, clients and other employees.
Good safety habits.
Common sense and good judgment in day-to-day matters.
Neat, clean, professional appearance.
Pleasant personality and ability to work with residents and understand their problems and needs.

Work environment is indoor/outdoor work as needed. Temperature ranges may be very cold to very hot.
