Our Director of Accounting is a top-level financial steward leading all accounting operations, ensuring compliance, and providing actionable financial insights directly to the Owner and President. As a key partner in senior leadership, they drive financial strategy, manage cash flow, and ensure accurate financial reporting. This role is crucial for aligning financial practices with business strategies and regulatory requirements.
Summary
This role oversees the financial operations for our property portfolio, ensuring accurate, timely, monthly reporting, GAAP compliance, and internal controls. They manage our accounting team, lead the year-end audit process, and collaborate with operations on budgeting, forecasting, and Yardi system optimization.
Key Responsibilities:
- Strategic Advisory
- Advise the President on financial performance, growth plans and fiscal policies
- Financial Reporting & Oversight
- Review monthly, quarterly, and annual financial reporting packages (balance sheets, P&L, cash flow) for the portfolio of properties, ensuring accuracy and integrity.
- Working closely with Property and Asset Management to resolve issues, improve performance visibility, and support informed decision-making.
- Team Leadership
- Supervise, train, develop and mentor the property accountants, including managing AP/AR and cash management functions.
- Identify areas of inefficiency and make recommendations for process improvement.
- Establish and enforce proper accounting methods, policies, and procedures.
- Collaboration cross-departmentally to ensure efficiencies and teamwork.
- Internal Controls & Compliance
- Develop, maintain, and enforce accounting policies, procedures, and internal controls in accordance with GAAP and regulatory requirements.
- Play a key role in process improvement, workflow standardization, and problem resolution.
- Decision Making
- Participate in critical decisions regarding investments, budgeting and operational models.
- Budgeting & Forecasting
- Collaborate with Asset Management and Property Management teams to create annual operating budgets, tenant charge backs, and cash flow projections.
- System, Process and Business Partner Optimization
- Lead technology enhancements, specifically Yardi, to improve automation, efficiency, and scalability of property reporting.
- Participate in identifying, negotiating and partnering with insurance and other benefit providers to enhance the employee experience.
- Analyze Insurance coverage: audit and verify carrier authority and financial stability, evaluate coverage options, negotiate with underwriters, and compare policy terms to align with company risk management requirements.
- Audit Management
- Act as the primary liaison for internal and external auditors during annual tax filings and audits.
Required Qualifications & Skills
- Education: Bachelor’s degree in Accounting, Finance, or related field. CPA or CMA preferred.
- Experience: 7-10+ years of accounting experience, with significant time in property management or real estate.
- Technical Skills: Advanced proficiency in Yardi Voyageur and Excel.
- Industry Knowledge: Solid understanding of GAAP, lease interpretation, and landlord-tenant reconciliation.
This position reports directly to the President and works closely with Operations and HR/Payroll.
