RISE is seeking a Property Manager to lead operations at RISE Doro, one of Jacksonville's premier luxury apartment communities. This is a leadership role responsible for the overall performance of the asset, including financial results, leasing performance, resident satisfaction, team development, maintenance operations, and ownership reporting.
The ideal candidate is an experienced multifamily leader who enjoys making decisions, solving problems, coaching others, and creating accountability while maintaining an outstanding resident experience.

Key Responsibilities
- Lead the overall daily operations of the community.
- Drive occupancy, leasing velocity, renewals, resident retention, and revenue growth.
- Prepare, manage, and monitor annual operating budgets while controlling expenses.
- Analyze financial reports, identify trends, and implement action plans to improve NOI.
- Recruit, develop, coach, and hold accountable the leasing, maintenance, and office teams.
- Ensure compliance with Fair Housing laws, company policies, and all applicable regulations.
- Partner with the Service Manager to maintain high-quality curb appeal, preventative maintenance, and timely completion of work orders.
- Review market conditions, pricing, concessions, and competitive positioning.
- Build strong relationships with residents while professionally resolving escalated concerns.
- Conduct regular property inspections to ensure company standards are consistently met.
- Prepare ownership reports and communicate operational performance to leadership.
- Collaborate with corporate support teams including Marketing, Accounting, HR, Facilities, and Revenue Management.

Qualifications
- 3+ years of Property Manager experience in conventional multifamily housing.
- Strong understanding of multifamily financial reporting, budgeting, and revenue management.
- Experience leading, coaching, and developing onsite teams.
- Working knowledge of Fair Housing and landlord-tenant regulations.
- Experience using Entrata or comparable property management software.
- Strong communication, organization, and problem-solving skills.
- Proficiency with Microsoft Office, including Excel.
- Ability to prioritize multiple responsibilities in a fast-paced environment.
