Project Manager – Ground-Up Residential Construction
Location: Queens, NY (Site-Based)
A private real estate developer and general contractor is seeking experienced Project Managers to oversee large-scale ground-up residential construction projects in Queens, New York. This is an opportunity to join an integrated development and construction team responsible for delivering projects from preconstruction through closeout while maintaining the highest standards of safety, quality, schedule, and budget performance.
The successful candidate will have extensive experience managing large-scale ground-up construction projects in New York City and will demonstrate strong leadership, organizational, and communication skills. Candidates with experience working for a developer, general contractor, or construction manager are encouraged to apply.
Qualifications
- Minimum of 5 years of project management experience on ground-up construction projects in New York City.
- Experience managing projects valued at $50 million or greater is strongly preferred.
- Successful track record of delivering large-scale residential or mixed-use projects from preconstruction through completion.
- Strong knowledge of construction means and methods, architectural drawings, specifications, contracts, and project documentation.
- Excellent analytical, problem-solving, and decision-making skills in a fast-paced construction environment.
- Strong organizational and time management skills with the ability to manage multiple priorities simultaneously.
- Excellent written and verbal communication skills with the ability to build and maintain strong working relationships with owners, consultants, subcontractors, and project stakeholders.
- Ability to read and interpret construction drawings, specifications, and contract documents.
- Strong understanding of project budgeting, cost control, forecasting, and financial accountability.
- Proven ability to mentor and develop Assistant Project Managers, Project Engineers, and junior staff.
- Proficiency with Procore, TimberScan, Textura, Autodesk Construction Cloud, Smartsheet, Bluebeam, Microsoft Project, and Microsoft Office Suite.
Responsibilities
Working in partnership with the Project Executive, the Project Manager is responsible for the day-to-day planning, coordination, execution, and financial management of assigned projects from preconstruction through closeout. The Project Manager serves as the primary leader of the project team, coordinating with ownership, consultants, subcontractors, and field staff to deliver projects safely, on schedule, within budget, and in accordance with the contract documents and company standards. The Project Manager collaborates closely with the Project Executive on major project decisions, client relations, and overall project strategy.
Responsibilities include:
- Lead the project team in developing and managing project scope, schedule, and budget.
- Provide leadership and oversight to Assistant Project Managers, Project Engineers, and other project staff.
- Identify, manage, and resolve project issues proactively.
- Collaborate with ownership, architects, consultants, field staff, and subcontractors to ensure project objectives are achieved.
- Develop, maintain, and update short-term, mid-term, and master project schedules.
- Monitor project budgets, buyout status, forecasting, and overall financial performance.
- Prepare monthly project reports for ownership and investors.
- Manage the subcontractor buyout process, including preparation of RFPs, bid leveling, scope comparisons, scope review meetings, contract negotiations, and procurement.
- Review and evaluate subcontractor change order requests, determining entitlement and cost impacts resulting from design revisions, owner requests, or field conditions.
- Oversee the submittal process, including preparation of submittal schedules, review of long-lead procurement items, and coordination with the design team.
- Manage the RFI process, ensuring complete documentation, accurate markups, timely responses, and identification of potential cost or schedule impacts.
- Monitor design team response times to maintain project schedule and ensure timely distribution of approved documents.
- Lead the project quality assurance and quality control (QA/QC) program.
- Coordinate with owners, architects, engineers, and operations teams to achieve successful project delivery.
- Conduct Owner-Architect-Contractor (OAC) meetings and prepare accurate meeting minutes.
- Conduct weekly subcontractor coordination meetings to review sequencing, scheduling, logistics, safety, and project milestones.
- Review and assist in preparing monthly owner requisitions and payment applications.
- Ensure compliance with all company policies, safety standards, contractual requirements, and ethical business practices.
- Verify permits, inspections, and regulatory requirements are current and maintain detailed tracking logs.
- Coordinate with Site Superintendents regarding inspections, testing, project documentation, punch list activities, and project closeout.
- Maintain a proactive focus on safety, quality, schedule, budget, and client satisfaction throughout the project lifecycle.
Required Certifications
- 62-Hour Site Safety Training (SST)
Physical Requirements
- Ability to work full-time on an active construction site.
- Ability to stand and walk for extended periods.
- Ability to climb multiple flights of stairs and ladders.
- Ability to kneel, crouch, crawl, and access all areas of a construction site when required.
