Senior Project Manager / Vice President of Construction
Build Great Projects. Build a Better Company.
Our Company
Statewide Partners is a second-generation, family-owned real estate investment and development company headquartered in York, Pennsylvania. We acquire, entitle, develop, construct, own, and manage multifamily communities, mixed-use developments, residential neighborhoods, and adaptive reuse projects throughout the Mid-Atlantic.
Unlike many developers, we build projects we intend to own for decades, not simply long enough to sell. Because we remain long-term owners, we care as much about durability, maintainability, operating performance, and resident satisfaction as we do about construction cost and schedule. Every decision we make is viewed through the lens of long-term ownership.
We intentionally operate with a lean leadership team. That approach only works when talented people are trusted with meaningful responsibility and held accountable for meaningful results. We believe talented people should have meaningful responsibility, broad authority, and the opportunity to directly influence the future of the company. We value sound judgment, intellectual curiosity, humility, continuous improvement, and people who instinctively take ownership rather than wait for direction.
The Vice President of Construction reports directly to the President and serves as a member of the Company's executive leadership team. The position works closely with ownership on development strategy, budgeting, capital planning, and major construction decisions while maintaining clear reporting accountability through the President.
This is a working executive position. Unlike larger organizations where estimating, purchasing, project management, and contract administration are divided among multiple departments, our leadership team remains intentionally lean. The successful candidate will personally lead these functions while building and mentoring a high-performing field organization. Leadership at Statewide is demonstrated through ownership, execution, and results. Our executives lead by remaining personally engaged in the work, developing strong people, and accepting ultimate accountability for every outcome.
Why Statewide?
We are building more than individual projects. We are building a company, a reputation, and a portfolio of communities that we expect to own and operate for decades. Because we are long-term owners, construction is not simply another department within our company; it is one of our core competitive advantages. The decisions made during planning, design, and construction influence the value, performance, and reputation of our communities for decades to come.
Because we are privately owned, decisions are made quickly, bureaucracy is minimal, and good ideas are judged on their merit, regardless of who proposes them. The right person will have the opportunity to meaningfully shape not only our construction department, but also the future of our company.
This is not a position where success is measured by the number of meetings attended or reports generated. Success is measured by the quality of the buildings we deliver, the strength of the team we develop, the relationships we build, and the long-term value we create.
This position offers the opportunity to help build exceptional projects, develop exceptional people, and meaningfully influence the future of a growing real estate company. We look forward to meeting candidates who would like to be part of that environment.
Expectation of Results
The Vice President of Construction will be entrusted with broad authority and will be evaluated primarily on the results produced, not simply the activities performed.
Success in this position means consistently delivering the following:
- Projects delivered safely. Safety is never compromised. Every project is organized, professional, and operates with a culture that protects employees, subcontractors, residents, and visitors.
- Projects delivered on schedule. Construction schedules are realistic, actively managed, and consistently achieved. Potential delays are identified early, communicated promptly, and addressed before they impact project completion.
- Projects delivered within budget. Construction budgets are developed thoughtfully, managed aggressively, and continuously forecast throughout each project. Cost overruns are the exception, not the expectation.
- No surprises. Ownership always understands the current status of every project, including schedule, budget, risks, cash flow, major decisions, and potential issues before they become problems.
- Exceptional construction quality. Every completed project reflects craftsmanship and attention to detail that enhances Statewide's long-term reputation and ownership value.
- Outstanding subcontractor relationships. Statewide becomes the contractor of choice for high-quality subcontractors because we are organized, fair, decisive, and professional.
- Construction systems continually improve. Estimating, purchasing, scheduling, budgeting, document control, and project management systems are continually improved, creating greater efficiency and better decision making with every project.
- Field leaders continually grow. Superintendents and field personnel are coached, challenged, and developed into increasingly capable leaders who understand Statewide's standards and culture.
