We are expanding our Core Contractor Team and seeking a Brown County-based independent maintenance professional with broad mechanical aptitude, strong judgment, and pride in solving problems correctly. This 1099 opportunity starts at $40 per billable hour, with higher rates possible for verified specialty skills, licenses, certifications, or separately quoted specialty work. Current client demand is expected to support approximately 35-40 billable hours per week when capacity is available and suitable assignments are accepted.

At 40 billable hours per week at the starting rate, gross annual billings equal approximately $83,200 before taxes and business expenses. Specialty rates and additional accepted work can increase gross billings. Weekly volume varies and is not a guaranteed wage, schedule, or term of engagement.

Your work directly protects valuable homeowner assets, major advertised amenities, five-star stays, property revenue, and the reputation of the brand. The strongest service partners do more than close tasks: they find the root cause, communicate clearly, document what they did, and help prevent the next call. The best maintenance call is the one a guest never has to make.
What you will do
· Diagnose and resolve common residential maintenance issues involving plumbing fixtures, drains, doors, windows, locks, lighting, switches, outlets, appliances, furniture, cabinetry, drywall, paint, and finish components within your legal and professional scope.
· Perform practical first-line troubleshooting of HVAC, thermostats, water heaters, pumps, appliances, electrical symptoms, and other residential systems, then involve a licensed specialist when required.
· Complete preventive maintenance, seasonal readiness, testing, adjustments, filter and battery replacement, winterization or startup support, and early identification of developing failures.
· Support pools, hot tubs, saunas, pumps, heaters, filtration, controls, and water-amenity systems within your demonstrated competence.
· Troubleshoot smart locks, Wi-Fi, routers, TVs, theaters, audio systems, arcades, game equipment, leak sensors, cameras, noise monitors, and other property technology.
· Respond to occasional guest-impacting or emergency issues involving access, leaks, utility loss, plumbing, HVAC, appliances, or unavailable advertised amenities.
· Support property onboarding, installations, punch lists, small projects, equipment setup, testing, labeling, and guest readiness.
· Record labor, photos, findings, receipts, model numbers, testing, and closeout notes in Breezeway or another agreed system; leave each work area clean, secure, and ready for guests.
How the contractor relationship works
You will operate as an independent service business, not as a Wisconsin Getaways employee.
· Homeowners are the clients receiving property-specific maintenance services. Labor, authorized travel, procurement time, and materials are recorded by homeowner and property and submitted through Wisconsin Getaways for review, allocation, and homeowner billing.
· Authorized Wisconsin Getaways-requested time - including coordination meetings, scheduling or administrative work, portfolio planning, remote triage, documentation, and agreed maintenance-phone coverage - is billed separately to Wisconsin Getaways.
· You establish your own availability and may accept or decline offered assignments based on capacity, capability, scope, and travel.
· Once you accept an assignment or coverage period, you are expected to honor the commitment, communicate promptly, and complete or properly transition the work.
· You control the technical means, methods, and sequence of your work, subject to the agreed scope and result, safety and legal requirements, property access windows, and active guest needs.
· The relationship is nonexclusive, and you may continue serving other clients.
· You provide your own insured vehicle, fuel, smartphone, tools, ladders, PPE, insurance, tax records, and ordinary business resources. Approved property parts, materials, specialty rentals, and agreed travel are handled under the written service terms.
· No employee benefits, paid time off, or payroll withholding are provided. You manage your own taxes, insurance, licenses, filings, and business expenses, and you set your own time away while honoring accepted commitments.
Service area, schedule, and shared coverage
Most work is scheduled during weekday daytime hours. Some weekend work is a regular part of serving vacation homes, and occasional evening or emergency response may be needed when an active stay, property, utility, or major amenity is affected.
Maintenance phone and after-hours coverage is shared among at least four Core service partners and scheduled or accepted in advance whenever practical. Authorized coverage, remote triage, and response work are billable. This is not a solo 24/7 on-call arrangement.
What we are looking for
Required
· A primary service base in Brown County, Wisconsin, with the ability to respond efficiently throughout the Green Bay area.
· Strong mechanical aptitude and meaningful hands-on experience in residential maintenance, property or facilities maintenance, construction, remodeling, field service, or multi-trade repair.
· Practical familiarity with plumbing, electrical, HVAC, appliance, carpentry, and building systems, plus sound judgment about when to stop and involve a licensed specialist.
· Valid driver's license, reliable insured work vehicle, smartphone, standard hand and power tools, ladder, PPE, and normal business equipment.
· Ability to work independently, manage accepted commitments, communicate clearly, protect guest and homeowner privacy, and document work accurately.
· Ability to safely lift and carry up to 50 pounds, climb ladders, bend, kneel, work in mechanical spaces, and work indoors and outdoors in Wisconsin conditions.
· Ability to provide a W-9 and satisfy applicable background, driving, insurance, confidentiality, registration, permit, and trade-credential requirements.
Highly valuable skills
· Pool, hot tub, spa, pump, filtration, heater, water chemistry, or Certified Pool Operator experience.
· HVAC diagnostics, controls, mechanical service, refrigeration, plumbing, pumps, water heaters, wells, or septic systems.
· Electrical troubleshooting, low-voltage systems, smart-home technology, networking, or access control.
· Appliance repair, carpentry, cabinetry, doors and locks, drywall, painting, or furniture repair.
· Hotel, resort, vacation-rental, private-club, multifamily, facilities, or premium residential experience.
· Relevant trade licenses, certifications, manufacturer training, or an established service business.
No single specialty is required. Broad problem-solving ability, judgment, reliability, craftsmanship, and willingness to learn matter most. Verified specialty capabilities may support a rate above $40 per billable hour.
