We are seeking a Preconstruction Specialist to join our growing team, to bid on and sell our construction projects.
Preconstruction Specialist – What You’ll Do
In this role as the Preconstruction Specialist, you will estimate, sell, and bid construction projects for the rebuilding and repair of multi-family Bay Area communities and HOA’s. Construction projects include either exterior decay repair or interior renovations.
- Estimating and bidding construction projects (you will likely perform estimates for 25+ projects a month)
- Attend the job walk with the construction manager to obtain an understanding of the project
- Manage and assist with preparation of RFIs and submittals.
- Perform plan take offs for scope of work
- Review job plans and reach out to the project subcontractors, including providing necessary documentation
- Maintain files of working documents as back-up for estimates figures
- Interface with owner, contractors and others, to provide engineering and cost data regarding project feasibility
- Following successful awarding of the contracts as assigned, manage the awarding of subcontracts and the creation of purchase orders
- Coordinate the change order process, including but not limited to, assessing and documenting scope, estimating and pricing the change order, managing the creation and approval of the change order
- Work very closely with the sales and production departments on customer interface
- Plan for about 90% in office and 10% in the field
Preconstruction Specialist – What You’ll Need
- Experience working with MS Excel and creating formulas – you will use basic MS Excel formulas including creating spreadsheets, data keying, and basic formulas for estimation calculations
- Experience performing estimates for construction projects (commercial, residential, electrical, or other transferable experience) and a keen understanding of the entire construction delivery cycle
- Ability to read and interpret construction contracts, spec books (specifications), and plan drawings
- Knowledge of construction materials for exterior decay repair or interior renovations that can include siding, windows, doors, post, beams, decks, stairs, balconies, carports, countertops, cabinets, casework, floors, plumbing and electrical fixtures, tubs, and tile work.
- Experience in construction sales cycle assisting with identifying new customers or the bid process (additional incentives provided for your participation in sales).
This role requires successful completion of a background investigation and MVR (Motor Vehicle Report) prior to start date.
Compensation is $90,000+ per year, with incentive pay for sales activities. This is a full-time salaried exempt position.
