Job Summary
The Investment Associate provides high-leverage support across acquisitions and asset management, working directly with the Director of Asset Management and senior leadership across the full lifecycle of a deal, from sourcing and underwriting through closing, business plan execution, and investor reporting. The role is highly analytical and execution-oriented, requiring strong financial modeling ability, sound commercial judgment, and the ability to synthesize large amounts of information into decision-ready insights.
This is a rare opportunity to focus on acquisitions while working regularly at the intersection of acquisitions and asset management. The position sits on a defined track toward becoming a deal lead. Progression is earned on performance, with the expectation that the Associate will take on increasing ownership of transactions and asset-level strategy over time, growing into an investment leadership role within the firm. The right candidate will also have a genuine interest in supporting Cadence's capital-raising and investor relations efforts.
Acquisitions & Capital Markets
- Source and screen on-market and off-market multifamily acquisition opportunities across target geographies.
- Build, audit, and refine property-level and portfolio-level underwriting models, including cash flow projections, IRR and equity multiple analysis, and sensitivities.
- Pressure test assumptions, downside scenarios, and capital structures to support investment conviction.
- Perform market research and competitive analysis, including rent comps, sales comps, expense comps, and supply and demand trends.
- Support pricing strategy, investment thesis development, and business plan formulation for prospective acquisitions.
- Support live transactions from LOI through closing, including diligence coordination, third-party report management, and closing prorations.
- Assist with debt and equity structuring, lender and investor materials, and capital partner coordination.
- Prepare investment committee summaries and underwriting narratives that clearly highlight risks, mitigants, and return drivers.
- Maintain pipeline tracking systems to monitor live opportunities and prioritize across the deal funnel.
- Build and maintain broker, lender, and third-party vendor relationships throughout underwriting and diligence.
Asset Management & Portfolio Analytics
- Support oversight of business plan execution across the portfolio, maintaining one current, point-in-time business plan per investment with clear assumptions and version control.
- Support internal performance tracking, cash flow projections, and variance analysis (budget versus actual and underwriting versus actual), flagging deviations and recommending corrective action.
- Synthesize portfolio KPIs such as occupancy, rent growth, collections, expenses, and NOI trends into clear, action-oriented takeaways.
- Support business plan tracking, including operational initiatives and renovation and CapEx programs.
- Prepare monthly investor and lender updates and quarterly investor reports.
- Support refinance, recapitalization, and disposition efforts from strategy through execution, including hold or sell scenario analysis.
- Help maintain and improve internal reporting tools, dashboards, and portfolio analytics workflows.
- Support quarterly valuation and investor reporting processes.
Technology & Platform Build
- Contribute to the design and build-out of Cadence's technology-enabled asset management and underwriting workflows, translating manual processes into scalable, repeatable systems.
- Apply AI-based tools to accelerate underwriting, research, reporting, and portfolio analytics.
- Coordinate across the investments, construction, and property management verticals to ensure clean information flow between execution and investment oversight.
Qualifications
- Bachelor's degree in Finance, Real Estate, Economics, Business, or a related field.
- 4+ years of relevant experience in multifamily acquisitions, real estate private equity, investment banking, principal investing, investment sales, or asset management.
- Direct exposure to live deal execution, including underwriting and transaction processes.
- Advanced Excel-based financial modeling skills (DCF, cash flows, and sensitivities) with the ability to work independently.
- Familiarity with multifamily investment terminology and reporting (NOI, rent roll, T-12, cap rates, DSCR, LTV, budgets, and variance analysis).
- Strong AI skill set and comfort using AI-based tools.
- Strong commercial judgment, urgency, attention to detail, and an ownership mindset.
- Excellent written and verbal communication skills, with the professionalism to interface with brokers, lenders, investors, and senior stakeholders in a lean, high-accountability environment.
Preferred Qualifications
- Experience with value-add and core-plus multifamily underwriting.
- Exposure to asset management reporting and business plan tracking.
- Familiarity with real estate market data platforms.
- Experience with portfolio dashboards, data visualization, or data aggregation tools (Excel or Power BI a plus).
- Experience with CRM tools or structured pipeline management systems.
