      I applied online for a project manager position and a Toll Brothers recruiter contacted me the next day. He stated that I would be a better fit for the assistant project manager position since I have no luxury home-builder experience and asked if he could forward my package for that position instead. Although my qualifications said otherwise (two degrees, PMP cert and 10 years of Prog/Proj management experience) I agreed since I just wanted to get an interview. Two days later, one was scheduled at the Hidden Canyon development. I arrived on the day of about 45 minutes early and soon found the construction trailer. I chatted with the secretary running the desk for a while. She said it was great working for Toll and she was always busy with work. She also said that the PM and AVP were running late. About 10 minutes after my interview was supposed to start two workers came in to escape the freak shower that was drenching the site. They went into one of the back offices and were not shy about discussing how to get around an electrical inspection. They had installed an outlet over 30 inches from a sink and said that they needed to install an extender to bring the outlet to within that range for the electrical inspection and then they would remove it to make it a flush mount after the inspector left. Building code allows for up to 36 inches so I am not sure what all the fuss was about, but it was a bit unsettling to see that circumventing regulations is such an accepted practice that it is openly discussed within earshot of outsiders. At 20 minutes after, the AVP finally came in. I noticed that his outfit was more suited for beach-going than business and his demeanor was very lax. He briefly apologized for the delay and said the PM would be a few more minutes. He then set about finding a suitable space for us to conduct an interview. I was surprised that one was not already set up. I was starting to get the vibe that the job I was interviewing for was already secured by another candidate. We found a "suitable" spot to interview in the storage trailer, having found a room that had a desk and was fairly clear of boxes. We sat down and almost as if he were on cue, the PM arrived. About a half-hour late, the interview formally kicked off with "Tell us about your experience." I gave about a minute speech on my background, nearly all of which was on my resume. Immediately after, the PM said he was sorry, but he had another meeting he had to attend and he left. By now I know that I am not in a serious interview. The AVP asked a few more questions for maybe 5 more minutes worth of discussion. I asked quite a few questions concerning how invasive corporate is in operations, the freedom to write contracts and select vendors, company practices, and advancement opportunities. In most cases the answer was the same, as a project manager you will decide all that. We moved on to just chatting about anything from family to military service and he thanked me several times for making the trip to interview. About a month later, I get an email stating that I am no longer in consideration and that I will be considered if other opportunities open up.

      The planning, scheduling, implementation & coordination of quality-built homes from development through final construction on a timely & economical basis. Involvement in managerial oversight of homes. Selection, coordination, oversight & management of people, materials, budgets, schedules & contracts. Direct & monitor the progress of a variety of projects. Oversee the scheduling, delivery & use of materials, the quality of construction, worker productivity & compliance with building/safety codes. Maintain safe, clean and compliant job sites Understand contracts, plans, construction methods & regulations. Track & control construction costs against the budget in order to avoid cost overruns. Walk and inspect every home, every day. Prepare daily, monthly & quarterly reports. Schedule and manage subcontractors and sub-contractor relationships in order to build homes on schedule and close on time. Complete homes and all customers walk through items prior to closing. Ability to establish good working relationships with a variety of people, including upper management, designers, sales, trades, vendors & customers. Should be able to build rapport and maintain customer satisfaction during the buying/building process. Must possess the ability to supervise effectively at all levels & with a variety of personalities. Motivate building partners to perform at a high level of competency. Manage time effectively, multi-task & prioritize in order to meet established goals & deadlines. Computer proficiency required to handle job costing, payroll & communication with vendors & trades. Be decisive, flexible & work well under pressure when faced with unexpected situations or delays and in a very fast-paced environment. Can analyze & resolve problems. Excellent organizational, leadership & communication skills. Knowledge of Construction practices and terminology. Ability to read and understand blueprints and construction documents Attention to detail and persistence in follow up. Strong sense of urgency Most importantly a good attitude and willingness to learn.
