Pros

Cardinal outright owns the property I work at so they care about the quality of the facility. Our PM even came out and was responsive to some issues we see as residents that live on property. Employees are given a decent concession on rent if you live on property. Benefits are good.

Cons

Pay for a full-time LTM is very low for what we are asked to do. Offering commission on leases is fine, but it seems a lot of the leads I am the first to respond to get assigned to other team members. Same happens when I take up a lead another agent has neglected. Haven't really seen how new employees can advance. Managers are always busy with reports and the full-time LTMs have to fill that void on the sales floor and pick up the slack of some Community Interns that don't really invest themselves into the business. Even though Cardinal owns the property I don't really see much outreach to residents to understand the issues at play. It is far easier to provide quality customer service when management is interested in it. I feel horrible when I ask someone to renew their lease and then they give me a bucket list of problems that haven't been addressed. I have been able to handle and fix some of these issues with the help of maintenance but this shouldn't happen in the first place.

Pros

Excellent management and values! Cardinal treats me like I am part of the team, and that we are all in this together. They give us the freedom to be entrepreneurial to help make the company better for its employees ,its clients and future clients. I am glad I made the decision to come over!

Entrepreneurship and more importantly intrapreneurship is what makes Cardinal, Cardinal. At the end of the day, it's silly for any one person in an organization to think that they are the smartest person in the room with the loudest voice. True success in modern business comes from our ability to say "I don't know" but I bet someone who also calls Cardinal home...does.

Pros

Generally good pay and benefits. Company cares about diversity and inclusion. For certain jobs there are tons of promotion opportunity. Highest levels of management generally seem to care. Hiring and onboarding team seem to do a really good job. Usually seem open to suggestions. There can be some good fringe benefits for managers/upper level site staff.

Cons

Tone deaf about compensation sometimes. Tired of hearing about how culture is more important than compensation - probably true for the management team - not for your onsite staff. Middle management is not always very helpful. The company outgrows itself every 6 months or so it seems and that may leave you helpless when you most need it. Most of their properties are managed not owned so you are really at the mercy of the property owners, not cardinal. They are also organized by ownership and not region so any job that involves travel means you will be all over the place and never home, not to mention is very inefficient for onsite visits. I personally have not seen anyone from corporate for well over a year. Maintenance mid level support is sometimes lacking - the company pays lip service to facilities team being important but in terms of opportunities, company dialogs that doesn't seem to be true. Don't seem to pay for oncall anywhere which is pretty disappointing.

Thanks for bringing your open and honest conversation, specifically about compensation. Our industry is a tough one for sure. You are asked to balance the health of the business and the well-being of the individuals we have as residents. It's not always easy and doesn't always seem equitable. I'm happy to say though that our team has partnered with PayScale, a nationally recognized pay equity firm to help address, then normalize compensation based on area, experience, and growth potential. This data will be used to better inform our clients about the payroll liabilities they will need to underwrite when creating the 2021 operating budgets and beyond. I'm hoping this comes as some good news for you and can't express enough the gratitude I have for all you bring to the team each day.
