Pros

Hourly pay, little to no supervision, that first optimistic month of believing you can actually make a difference at your property, seemingly supportive corporate office.

Cons

Where to begin.... The properties are GROSSLY understaffed. You’ll be hired on as a “leasing agent” but will be given the duties of a property manager and to act as such as well as fulfill your role as a leasing agent. Failure to due so will result in termination. Between 2 of their properties in Norman, OK there have been at least 25-30 employees in and out. Corporate has NO idea of what’s going on at the properties mainly because they’re genuinely money hungry and turn a blind eye. Rules , regulations, procedures are nonexistent. I can’t stress enough that there is absolutely no rhyme or reason to anything that is done. Don’t expect to even have the simple courtesy of being provided office necessities such as toilet paper, printer ink, paper, office supplies, etc. There is supposedly a $200 monthly petty cash for each property, only lies. You’ll pay for the products yourself with the reassurance you will be reimbursed with the accompaniment of a receipt, but you’ll wait months until you finally get fed up and have to push the matter multiple times until they decide go ahead and pay you back. Commission wages for each lease and or renewal are promised. You WILL NOT get paid for this. The residents are MISERABLE, corporate continues to raise the rents for units that are subpar at best and at properties that are run down and honestly embarrassing. A couple of the properties are LIHTC (low income housing tax credit) and of course there are many set rules and regulations that must be followed to the T in order for the management company and owner to be in compliance with state and federal laws... Pres. of Operations nudges to ignore these rules, sweep them under a rug and deal with it when the time comes for an audit. Until then you are basically expected to keep sending rent increase requests and renew leases. Your work will be considered unproductive if you can’t come up with the numbers they so ignorantly expect and for some reason feel they are entitled to. You are offered a “robust training program” ... lol. You’re on your own from day one. Figure it out. Come up with your own requirements for the basis on which applications for tenancy are approved or denied. I cannot stress this enough... YOU WILL NOT MOVE FORWARD IN THIS COMPANY, YOUR CAREER WILL NOT BENEFIT OR ADVANCE WITH SO MUCH AS EVEN GAINING SOME SORT OF KNOWLEDGE OR EXPERIENCE. Run the other way people , it definitely seems enticing but unless you’re looking for a time filler until you find something worth putting your time and effort into, its an arms race. You will only sit still and chase your tail until you decide to quit or get fired.
