Pros

- very little supervision, with some members of property management staff coming in at 11am with no complaints - can make your own schedule - salary is competitive

Cons

- The APM is a role you take on to prepare you for the Property Manager role and is supposed to assist with financials, property operations, and also develop relationships with tenants, vendors, and clients. At Colliers, it's more of an entry level position where you process invoices, answer phones, make copies, process rent checks, and are not permitted to speak with clients - Office language (APMs are referred to and treated as personal assistants) - Very little attention to maintaining files and information. Tenant contact lists are as old as 7 years old with no updates. No standard process for move-ins and move-outs. No structure and very unorganized - There is 1 property administrator to assist the entire property management team - Desks aren't equipped with basic office supplies, with employees needing to purchase their own (you have the option to request for items but it depends on the mood of the person ordering supplies. your requests for basic items may be denied) - High turnover rate due to mistreatment and poor structure - and turnover rate contributes to how dated and unorganized files are..

Pros

-the people -mostly easy-going -not a hard job -good actually entry level job -people are almost always willing to teach you something you are not sure about

Cons

-Schedule rigidity -almost no say in where or when you work (even though the company preaches this as one of its values) -the pay (didn't get a raise for the first 2 years I worked there and they were small rasises. Then told I was not being promoted after waiting 3 years for the promotion I was promised) -the favoraitism by management -the work is either a 100% or nothing to do -in office days tend to be highly stressful
