Pros

PTO, 6% 401K match, Costco snacks/coffee, boujee office work spaces, standing desks, little to no micromanagement, the exit door.

Cons

If you work hard, you'll be rewarded with more work. Turn over is ridiculously high, resulting in the necessity of increasing the ever growing work loads. It doesn't matter how the cog moves within the machine, or how few cogs there are. The only focus is that the machine keeps moving, growing and consuming all in its path. The culture is comprised of toxicity, rampant with nepotism and favoritism. "Cliques" and "gossip" summarize the corporation as a whole. If you're in, you may get assistance needed fulfilling job duties, goals, and advancement. If you're out, be prepared to be brushed aside. It is difficult to determine who is trust worthy, even down to the reviews. Current employees do not often leave negative reviews for fear of retaliation. Positive reviews consist of: 1. Management trying to inundate with false and/or duplicate reviews, 2. New employees with no basis for their review, or lastly 3. Employees that are "drinking the Kool-Aid". Typically, these employees are clique members, have been recently promoted, or are in line for a promotion. This specific class can be distinguished by the "don't change a thing!", "keep on keeping on!" mentality. Work responsibilities are frequently overshadowed with mandatory company wide meetings that are irrelevant to your position/department. Management is fixated on goal setting which yields no positive resolutions for many. Interdepartmental cooperation is indirectly discouraged. It's an "us" vs. "them" environment. Every quarter, expect to critique yourself, your direct reports, and your colleagues. Be prepared to receive these reviews of yourself in turn. The process of which is lengthy, essay format responses with multiple questions. Feedback received does not directly affect compensation or advancement. Adversely, it does not directly translate to demotion or termination. This assessment serves the sole purpose under the guise of self improvement.

Pros

I've worked at a lot of companies that plaster their values on the wall and promptly ignore them. Havenpark is different. Respect, Grit, Collaboration, Stewardship, and Boldness aren't just words here — you see them show up in how people treat each other and how decisions get made. The people at the Home Office are genuinely some of the best I've worked with. There's a collaborative energy that's hard to find — teams actually want to help each other succeed, and you don't feel like you're competing with your colleagues. New ideas are welcomed, and if you bring energy and ownership to your work, people notice. What also stands out is the sense of purpose behind the work. Havenpark is in the business of providing quality, affordable housing to real families — and that mission creates a kind of grounding that makes the day-to-day feel meaningful. It's easier to do hard work when you know it matters. Leadership is accessible and growth-minded. There's a real investment in developing people, and the organization is evolving in ways that create opportunity for those willing to grow with it.

Cons

Like any growing company, things can move fast and processes are still maturing. If you're someone who needs everything buttoned up before you can operate, there's an adjustment period. But if you're comfortable with ambiguity and want to help build something, that same quality is actually an upside.

Pros

Lunch while in your second week of training

Cons

This may be due to the one I worked at which was Springbrook. I made it not even three weeks and put in my two weeks. Which I then received a rude text from the always high stressed Community Manager that basically said “good luck to you”? Professional is not a word I would use with this Community. All I heard was how overworked and over stressed the Sales Agent and Community Manager were. To new hires that’s a big no no! Especially someone who has experience and may offer that experience. My setup was a joke! I would never get an application let alone a sale at this place as it was clear their Sales Agent was a top seller as I was reminded often of this. I figured that out quickly. I asked the first week “why am I even here”? I was not setup to actually succeed I was setup to help their stressed out Sales Agent who simply didn’t want to keep working every Saturday. Waste of miles and gas and a huge regret as I always wanted to work for this company.
