Pros

he work culture is outstanding. Everyone is helpful, and it genuinely feels like a team effort. The area sales managers are amazing; they are supportive, always available, and provide clear direction. The incentive structure is fantastic, with many spiffs that reward hard work. The flexibility is a huge bonus.

Cons

Pros The flexibility is a nice benefit. Cons Overstaffed communities: The company over-saturates its communities with sales managers. The result is intense competition, longer sales cycles, and a reduced chance of closing a sale. The "flexibility" comes at the direct cost of your earning potential. "Free labor" compensation model: The company views community sales managers as free labor, paying only for closed homes. The zero-advance commission model adds to the financial instability and pressure. Company focus on profit, not growth: There is a strong reluctance to enter new, master-planned communities, which would increase opportunity. Instead, the company focuses on cutting commission percentages to increase profits and salaried employees, who still receive annual raises. Confusing commission structure: The commission plan is overly complex and difficult to understand. High turnover: The turnover rate for community sales managers is alarmingly high. New hires leave quickly: Many new hires leave within a few months of joining once they realize how much better compensation is at other home builders.

One recent enhancement includes automating commission advances for eligible sales prior to home closings. This update is designed to help offset closing commissions, particularly in cases where longer builds may impact timing. Cons

Advancing via merit system does not exist, low metric superintendents are awarded CSC to train. Management preaches accountability but does not practice it while, passing all the bad decisions down to their team members to take accountability for their actions and decisions. There is no team mentality in Charlotte anymore. The culture has been turned in to a game of cutthroat in which every teammate is trying to make another look bad in order to hide their mistakes. It was a great place to be when I started but it has turned sour in the worst way causing the division to lose all if their top talent at the CSM, CM, and CWM positions. Everyone feels this way and are too afraid to say it due to fear of being targeted
