Pros

When you get leases, the commission is great! When it's slow...pay is mediocre to say the least.

Cons

Because you can't punch in or out, there is no reliable way to track your time worked. They have you fill out time sheets, but they expect you to open your office at least 15 minutes early and stay at least 15 late on most days without getting paid for that time. You are only allowed to write in 8 hours instead of 8.5. 30 minutes daily adds up to quite a bit over time. They will sometimes have you go to other properties to "help out" and promise you that they will give you the overtime... but Venterra won't pay the overtime...they will simply put it as straight time on your check. Tell me...how does working up to 110 hours in 2 weeks not justify overtime pay? As an employee, if you want to live on-site, you only get a 20% discount. But, if you work for the property 30 min-1 hour a week as a "Cares Team" employee and wrap some plungers you get 50-75% off your rent. Doesn't make much sense...

Thanks so much for your review. We're sorry to hear that you wouldn't recommend us at this point, and want to make sure that we are doing what we can to turn that around. There can definitely be ups and downs in leasing commissions due to a number of different factors. Unfortunately, some of these can be difficult for us to control, but providing fair hourly pay certainly can be. While some communities do utilize a time clock in order to track hours, this isn't the standard at all of our communities at this point. Regardless of if such a device is in place or not, you should absolutely be being paid for all of your hours worked. Although overtime pay is atypical for our inside staff roles, your hours throughout the week should be balanced to compensate for any additional time you have worked to ensure that you are always being paid appropriately and fairly. If this is not the case please be sure to bring this to the attention of your onsite or regional manager as soon as possible so that we can resolve the issue immediately. Just like you should be compensated fairly for your work done so should our Cares Team! Please be sure to speak up to your Property Manager if you feel like you have a Cares Team in place that isn't doing their part to make your community the best it can be. Thank you again for taking the time to speak up and share your thoughts!

Pros

Company allows for responsibility to make a change. Everyone is extremely pleasant to work with, and leadership allows for opportunities to grow with the organization. There is no limit to what you can do here to make an impact. I could not love a company more to work for.

Cons

Only negative I can think of is I wish the company offered more benefits. They seem a little limited compared to other companies.

Pros

Built an incredible, skilled, and caring on-site team. The residents were wonderful to work with, and my team worked tirelessly to support them.

Cons

Complete lack of leadership, onboarding, and corporate support. I was placed in charge of a portfolio asset with systemic, expensive structural repairs that directly impacted resident health and quality of living. Instead of receiving corporate resources, regional management expected me to use unapproved, half-assed methods to "band-aid" these serious issues. When I refused to comply with these unsafe methods to protect the residents, I was immediately and unceremoniously terminated over a Zoom call under a vague guise of "miscommunication." This company would rather silence managers and lie to their investors than admit to real property failures and address them competently. They will happily let you sacrifice your own health, well-being, and personal finances for a property, only to throw you away when you stand up for what is right.
