Poor training, too many new systems being implemented at once, heavy workload, executive level management not in touch with on-site staff.

Pros

-Decent commission/bonus structure (but very confusing) -Very structured and organized (if you like structure, you'll thrive here) -Nice properties to work at -Some nice benefits (i.e. Roth 401k) -Good work/life balance -REIT structure is both good and bad. They are tight with purse strings overall, but your bonus is also tied to your property budget, so in a way, it's a good thing -They have lots of fringe benefits type things, these don't really interest me but if you're into that type of thing it's worth exploring -Seems like a well-run company financially speaking -Mostly everyone I deal with is pleasant or friendly -Overall, I do not feel like my job is at risk -Most people I have dealt with are professional

Cons

-Very strict, everything is policy-oriented -When you have a question, refer to the SOP -Not much of a company culture to speak of -Very apparent lack of diversity in leadership roles -Health insurance is average, not bad, but not great -Pay is below average in terms of base, but you can make decent money through bonuses/commission if you are focused -Everything is connected to your bonus (this is both good and bad) -Very strict budgets even with higher rent sites (this is a result of the REIT structure, which is good and bad) -Everyone I have interacted with has been in their role for years before advancing if they advance at all. Not sure if this is on the company or a reflection of the employee -The financials seem to come first with Gables. Not a bad thing, but there does not seem to be really much focus on the resident experience if you're on site. You're just expected to provide good customer service but that's about it. -Again, no focus on culture/values. I'm a newer hire and I could not tell you any of the Gables values and really do not have a sense of any culture here -Business professional dress code. This is fine if you are used to it, but I think it's tough to buy these clothes in you're just starting out as an LP.
