Gables Residential is very by the book which can be great and sometimes it does not work in your favor. They are all about their SOPs and sometimes they use this strategy to run away from confrontation and objection. As an employee, there is a human aspect that sometimes a computer screen cannot take the place of. It gets very frustrating. There are so many platforms for leasing and a whole IT division dedicated to making sure everything syncs. What a waste of money. What they should focus on is removing unnecessary resident fees like a renewal fee or charging for light bulbs . Gables residential is all about their fees which is never a fun conversation with residents. They are also centralizing the Assistant Manager role making it very difficult to advance (there is one manager collecting rent from all communities). Everything is done with regional manager approval, the community managers are not experienced enough and are hired based on popularity. I don't recall not one CM with a CAM license. Their bonus structure changes frequently so don't depend on it and anticipate feeling pressure from things like social media because your managers are getting bonused on it and not you :) And try not to leave on bad terms because there are a lot of people that will tarnish your reputation and gossip about you.

Pay and commission are not competitive. The company culture has declined over the past fews years due to odd promotions in senior leadership.
