Pros

Decent commissions structure for leasing agents.

Cons

More company wide holidays should be given off so associates can spend times with families or mental breaks from work. Training is left to onsite staff when new associates are hired on. This keeps them from being able to accomplish their own work load. Many managers don’t even know how to use the software the leasing agents are using, so when prospects engagement is low they are little to no help and it comes off as hypocritical when they want results they themselves would not be able to accomplish. Managers need to kept to the same standard new and younger associates are and need to know all the software used on a daily basis.

Pros

-I have a great office team -I love that this company takes care of past residents by giving them the option to settle their balances through a payment plan versus sending it to collection -We receive a good amount of money for resident functions monthly

Cons

-The bonus structure for the leasing consultants is very little compared to other companies -Trying to reach a 1% or lower to receive the delinquency bonus is a struggle -I do not like that we have to work on Holidays (working 8 hrs on Dec 31) -I wished RM would be more involved with their properties and employees to find the root cause of the problem versus firing employees. -The pay increase should be based on individual performances NOT 3% across the board. This gives me the impression that some can do the bare minimum while others over achieve all expectations however are compared with everyone else and receive the same compensation. -I applied to become CD three times and was turned down with no action plan to become a better version of that the company needed.
