Pros

They give you good time off but good luck trying to get time off because the managers have ulterior motives. They don't give you time off easily especially when you work hard.

Cons

There are a lot of politics. It's like poison. The regional manager and managers all play politics. The regional manager may not be aware of property managers assigning leases to the assistant manager when she hasn't even worked for it. Plus property managers give time off to assistant managers in the form of sick days despite them not being sick. The company lacks ethics. For example, they claimed they sprayed apartments for covid when they weren't even fully cleaned. You're ultimately a number to get the job done for the investors. You will not have any wealth for retirement. It's for people who like a paycheck and comfort. Zero growth or fulfilment.

Pros

I love the people I work with but they are slowly dropping off and moving on to better companies....

Cons

They just had a massive health insurance spike! The discount is laughable and is eaten up by the lack of pay increases. They want perfection but remove almost everyone onsite, yet expect MORE results. It is becoming exhausting and unattainable. Our bonuses are now based on move in satisfaction and property revenue, yet we have less people and we are in a horrible market! Most are not even receiving a quarterly bonus, unless your asset manager gave you a decent occupancy expectation. It is a joke!! People are no longer appreciated and cared for in this company, and it shows. Leasing agents are still making only $75 per lease starting, which is way below market standard.

Use to be a lot. Not really anymore compared to other management companies

Cons

Venterra’s culture has shifted to a 'Just a Number' approach. The disconnect is most visible in how they treat on-site staff. Leadership pushes an 'Amazon-style' AI model and expects 24/7 dedication, yet the financial incentives are a shell game. Regular residents often receive better deals through move-in specials (like 8 weeks free) than the employees who actually run the building. Combine that with full-price amenity fees and rent increases that eat up every merit raise, and it’s clear the company no longer values its people. Talent is leaving because the math—and the stress—simply doesn't add up anymore. Leadership thinks we have 'nothing to do' while on-site teams are burning out and working late nights to keep up. Regular residents get better financial deals. A '1-2 months free' concession for a resident often equals or beats the total annual 'discount' given to employees. We pay full price for the 'Smart Bundle' and all amenity fees. They give you a raise and then immediately raise your rent. The money goes right back to the company. Over the last 2 years, the 'people first' vibe is gone, replaced by a cold, replaceable approach and a failed obsession with mimicking Amazon’s AI metrics.
