Pros

Allowance for professional office attire Upper Management does not micro manage Less pressure than most property management companies

Cons

They do not hold their assets long term so prepare to go through a disposition if you are employed with them. Fear of not knowing how long your job will last when property is sold.

Paying our employees for their value is not only the right thing to do, but it allows us to hire and retain some of the best people in the industry. It is common to see employees move with us as we continue to develop around the country, however we do understand this isn’t realistic for everyone.

Toxic Culture and No Accountability in the Florida Region

Pros

The only positives I experienced were with the corporate teams such as Marketing, Accounting, and Construction. They are professional, responsive, and supportive. The communities themselves are also beautiful and well-built, which makes the physical environment appealing at first glance

Cons

The overall culture, especially in the Florida region, is extremely toxic and rooted in favoritism. There is no accountability, friends and family are hired, promoted, or transferred despite poor performance, while others are held to an entirely different standard. Bribes are common, with certain employees receiving gift cards, free days off, moving expenses, or extra time to move, higher rate of pay or discounts while others receive nothing. Even employees who consistently underperform are allowed to maintain employment and are often transferred to new sites, where the same issues repeat themselves. Workplace problems such as fraternization, theft, and even drug use are ignored as long as you are in the “in crowd.” The pay structure and employee discounts are not fair and are based on favoritism. Fair housing laws are disregarded, and decisions are made arbitrarily with no consistency or reasoning. Hiring practices are also highly questionable. People with no experience are brought in, and the regional manager actively “beefs up” their résumés to make them appear qualified. New hires are often chosen based on their looks rather than their knowledge or skills, so if you are overweight or a certain color, your chances are slim. Social media is reviewed for your looks before hiring and appears to be a standard practice. The regional openly tells employees to keep quiet about anything that goes against normal standards and claims it is acceptable because of her close friendship with the CFO. The regional leadership fuels this environment—rarely showing up to sites, not answering calls or emails, and being unavailable most of the time while “working” from home. Instead of supporting employees, she gossips from site to site, creating a high school–like atmosphere where backbiting is encouraged. If you do not go along with this culture, you are labeled the problem.

Anonymous reviews like this can say a lot, but they don’t define who we are. What’s written here is full of exaggerations and flat-out untrue claims that don’t line up with reality at Davis! For more than 40 years, Davis has grown by doing the opposite of what’s described, holding people accountable, promoting on merit, and keeping integrity at the center of how we operate. Hundreds of employees across the country are proof of that. Many have built long careers here because they know Davis is consistent, fair, and a place where effort is rewarded. We’re not perfect and never claim to be, but the picture painted here simply isn’t us! Our leadership is engaged, our hiring practices are professional, and our success comes from talented people who work hard and treat each other with respect! That’s why our communities perform at the highest levels and our people stick with us. At Davis, we’ll continue focusing on what matters, our employees, our residents, and building a company that’s known for doing things the right way – PERIOD!!

Pros

*Commissions are great! Definitely negotiate for stronger base pay if you can. Absolute minimum before commissions should be $20-$21 per hour with the work that is expected. One leasing agent revealed she made $24 with her experience and she was only part-time. *Construction delays seemed to be very prevalent, but that's to be expected with a new build. Be prepared to work with them and form a positive relationship. I ended up extending some of my move-in dates a little further out, but I ended up getting all of my commissions. You must be at the company at the time of your move-ins to receive the pay for them, so plan accordingly!

Cons

The company website boats that their employees have a great work-life balance, but that wasn't my honest experience. For those who are new to the company, they base their work week schedule on their payroll schedule. The week starts on Friday and ends on the following Saturday. This means that they can block your weeks together without "technically" working you overtime. This resulted in 7-14 days of working in a row, which is not sustainable for anyone. Solutions like temps or floating leasing agents were suggested, but not provided. The expectation was to push forward and produce the same results with very little support. From my perspective there seemed to be a lot of micromanagement and some favoritism. The clothing allowance was nice, but issues with the leasing agents' appearances were emphasized with little guidance about what the actual issue was. In the future, I will look for organizations that emphasize transparency, fairness, and a healthy work-life balance! I encourage others reading this review to do the same. If you choose to work here, be very firm with your work-life boundaries and get maximum pay!

As you can see from the many posts on our Glassdoor site, your experience differs greatly from most of our teams' experiences. If at any time in an employee's time with us the experience isn't what is expected, there are many people you can go to who will listen and address your concerns. We are a very flat organization and we do listen, as we do care. To address your concern regarding pay, many factors go into what someone's hourly rate will be, for your example, part-time employees do not get benefits, weekend hours, or PTO, so naturally their hourly rate might be a bit higher. As for construction delays, yes, that is our business and it does happen. I am glad you worked through the delays and saved your leases. Most companies have a policy of not paying out leases for those who have not moved in, as the prospect could cancel after an employee leaves. Creating positive relationships and planning are excellent skills in any work environment, but certainly, in construction, they do go a long way to keep things moving civilly. As for schedules, if an employee wants a four-day weekend, they may request a schedule that includes working several days straight, but if the employee prefers, they can use PTO or go without pay rather than request an extended schedule. We are very flexible and accommodating on employees' schedules, as we know there are always things that come up. We never mandate an employee's schedule. Also, we ask employees if they would like to work overtime before we bring in temps, as we would rather have someone working the extra time who already knows the property, rather than a temp. We are always open to suggestions, but we put our employees first. Your comments about micro-managing, but not giving enough guidance on uniforms are confusing and contradicting. We have a uniform policy and the Regional Manager confirms that the proper pieces are selected for the season. We are a very transparent organization. Again, the comments you have made about the health of the organization, and overall fairness are inconsistent with our values and as you can see here on Glassdoor, do not align with others' opinions. If there was employee turnover on your team, perhaps we should look more closely at hiring employees who understand the intensity of a lease-up and the expectations coming into it. We do pay great commissions, but there is much work to do on a brand-new property. Many leasing consultants would jump at the opportunity to work on one. Regardless, we wish you all the best in your future and hope you find the perfect match in an employer. We appreciate your feedback.
